How Much Should I Expect to Pay to Build a House?

Many of us have spent much more time at home during quarantine, and many of us may have been daydreaming of building our ideal homes and start planning to make the dream home to a real home. If you’re wondering how much it costs to build a house in the Philippines, this blog post is for you.


Rough Estimate by Area Method

According to the 2020 Construction Cost Handbook by Langdon & Seah Philippines Inc., the cost in building a house varies depending on the type and size. Terraced houses and average standard homes (one to two bedrooms) may cost from Php 48,111 to Php 58,865 per square meter. Detached houses and high-end residences, on the other hand, may cost from Php 93,408 to Php 158,414 per square meter. These values are inclusive of the expenses for electrical, mechanical, and plumbing services.

Please note that the area method of estimation is advisable to be used to get a ballpark figure for budgeting purposes only. There are a lot of factors that can affect the actual cost of construction, including your location, types of materials used, types of finishes and fixtures, etc.

Permits and Other Paperwork Required

Along with the cost of materials and labor, you also need to secure a number of permits and paperwork for your project to push through. Here are the common permits you need:

  • Architectural Plan –  a design and planning for your home, containing architectural drawings, specifications of the design, calculations, time planning of the building process, and other documentation. This will be used as a reference in your construction project. This will be provided by your contractor.
  • Barangay Permit – a permit from the barangay that has jurisdiction over the area you’re building a house in.
  • Building Permit – a document issued by Department of Building Official that serves as your official consent to commence any construction, demolition, addition, or renovation of your property. 

    Fees may range from Php 6,000 and above depending on the your construction size, municipality/city location and the assessment plan. Fees in the provinces are usually cheaper than in the cities.

  • Occupancy Permit – a document that signifies that a licensed building surveyor is satisfied with the completed building work and that the new house is suitable for occupancy. You will need to secure this when construction is finished.
