Official warns of illegal housing projects in Davao region

We all know that it is almost everyone’s dream to own a house that we can call home. The problem is, we would always look for and choose a property that is affordable and cheap. Hoping that what we got is something that is worth the price.

Please don’t get me wrong, I myself also wanted to own a property at a cheapest price possible. But I don’t want to deal with the hassle of buying illegally put up subdivisions. People thought that by simply subdividing a property and have it partitioned and titled is the most legal thing to do. Selling it little by little to escape the taxes and possible fees of putting up a subdivision. If you wanted to do it the legal way, check the guidelines here.

As a buyer, you must protect yourself and your investment by doing due diligence. If someone is selling you a subdivided lot, here are the things that you need to check;

  1. Check the subdivision plan. Notice if drainage system are in place and each lot has a right of way.
  2. Look for individual titles of the property. If the property is still in it’s mother title and not yet partitioned, BEWARE.
  3. If the partition of lots is more than 8 lots, or marketed/sold commercially, Looking for the License to SELL Or LTS NUmber of the Subdivison. If it is something that they cannot and provide, consider it a RED Flag. Even if the property has the best location in town. You might end up in tears.

There are a lot of factors before this subdivisions can be called Legal. But selling and building a subdivision without a license is definitely illegal. Protect your hard earned money, buy only from Developers with license to sell and legit real estate agents and brokers. They will help you find the best investment all the way.
