Filipinohomes convened an alignment meeting with SMDC’s newly appointed Regional Broker Directors on May 25, 2026, at its Bacolod office. The session laid out joint sales strategies and marketing plans as the developer turns over nearly 4,000 homes in Western Visayas this year and expands its service hub in Iloilo.
BACOLOD CITY – Filipinohomes hosted a strategic alignment meeting with SMDC’s newly appointed Regional Broker Directors on May 25, 2026, at the network’s Bacolod office. The closed‑door session focused on synchronizing sales objectives, sharpening inventory knowledge, and crafting joint marketing campaigns for the developer’s active pipeline in Western Visayas.
The meeting was part of Filipinohomes’ broader effort to deepen its partnership with SMDC, which has identified the Visayas as a core growth market backed by estate‑level infrastructure, phased residential deliveries, and forward land banking. Newly designated regional broker directors attended in person, while some Visayas‑based directors participated via video link.
Recent Filipinohomes momentum in Bacolod
The May 25 alignment meeting continues a string of Filipinohomes activities in the city this month. On May 5, founder and CEO Anthony Leuterio received a rousing evening welcome from a large entourage of Bacolod agents, followed by a team leaders and unit managers meeting. On May 6, the network opened its 142nd office at Corner Burgos‑Lacson Street and conducted a 300‑agent wealth seminar at Ayala Central Hall. Earlier, on May 23, Filipinohomes agents completed a startup kit training at the same venue. The meeting with SMDC’s regional broker directors adds a developer‑specific alignment layer to those earlier recruitment and training activities.
Why Bacolod is a 2026 real estate magnet
Bacolod’s property market is being energized by a combination of sports events, culinary festivals, and major residential deliveries that directly benefit investor‑grade and short‑term rental properties.
Sixth Annual Chicken Inasal Festival (May 29‑31) – A three‑day celebration honoring Bacolod’s world‑famous grilled chicken, with events at Manokan Country, Megaworld’s The Upper East, and Ayala Malls Capitol Central.
Bacolod Summer Night Market (until May 31) – Open along Gatuslao Street in front of the Bacolod Public Plaza, with more than 80 food and dry goods stalls operating every weekend.
Residential deliveries are accelerating. SMDC is in the process of turning over approximately 1,100 units at Smile Residences within SM City Bacolod, with deliveries scheduled mid‑2026. The company is also developing Parkville, a 2,394‑lot residential estate in Barangay Granada, supported by a four‑lane elevated bridge providing direct access to Burgos Avenue.
Strengthening the partnership
The alignment meeting also reviewed the developer’s expanded regional operations, including a 300‑square‑meter Iloilo CBD office that handles sales processing, Contract‑to‑Sell documentation, post‑dated check receiving, and customer support – reducing reliance on Manila‑based coordination and strengthening servicing for buyers in Iloilo and Bacolod.
For the regional broker directors, the session provided a forum to present updated sales targets, share best practices from other Visayas markets, and align on how Filipinohomes’ nationwide agent network can efficiently move SMDC’s upcoming inventory. The group also discussed how to leverage Pag‑IBIG’s subsidized 3‑percent interest rate under the Expanded 4PH Program – a key selling point for first‑time homebuyers and OFWs – and how to position SMDC’s horizontal projects in Bacolod and Iloilo against the backdrop of a changing interest‑rate environment.
With SMDC’s Western Visayas pipeline delivering close to 4,000 units in 2026 – across Smile Residences (Bacolod), Glade Residences and Style Residences (Iloilo) – and a land bank of more than 150 hectares for future development, the partnership between Filipinohomes and the developer is poised to capture a larger share of the region’s residential market. The May 25 alignment meeting equipped both sides with clear action items, joint marketing calendars, and a shared commitment to deliver accurate project information to buyers across Negros Occidental, backed by the full resources of the country’s largest real estate network.
