The gathering comes as Havitas advances its P2.1‑billion leisure pipeline in Batangas and La Union.
CAVITE – Havitas Properties Chairman Alejandro S. Mañalac led a Luzon leaders general meeting and contract signing at the Filipinohomes Cavite office on May 1, 2026, bringing together key Luzon‑based unit managers and agents. The gathering served as a strategic alignment session on the same day that Mañalac’s Havitas Properties announced fresh expansions, reinforcing the developer’s position as a key partner of the Filipinohomes network.
The event came just two days after Havitas Properties won the Gold award in the Outstanding Developer – Residential Resort Style Category at the FIABCI Philippines 2026 Property and Real Estate Excellence Awards for its Aya Hills project. Mañalac personally accepted the accolade on behalf of the developer during the April 29 ceremony at Solaire Resort North.
A developer of champions
Mañalac, a 33‑year real estate veteran and self‑described “developer of champions with values,” is the chairman and co‑founder of Havitas Developments Corporation and the operating principal of Keller Williams Manila Bay. He has been recognized as Asia’s Iconic Realtor at the Asia’s Golden Icons Awards, a testament to his leadership in the industry. His signature “Shark Principles” program has helped train agents to practice what he calls “responsible real estate” while dominating competition.
At the Cavite gathering, Mañalac met with Luzon unit managers to align sales strategies and discuss upcoming projects under the Havitas‑Filipinohomes partnership. Contract signings for unit managers were also held, further expanding the network’s leadership base in Luzon. The event underscored Filipinohomes’ continued push to strengthen its presence in key growth areas, with Cavite emerging as a strategic hub for the network’s Luzon operations.
Aya Hills: A Resort‑Style Success Story
The meeting coincides with strong momentum for Havitas Properties, whose flagship project Aya Hills in Talisay, Batangas, has captured the attention of both leisure buyers and real estate investors. Aya Hills is a two‑hectare, low‑density resort‑style townhouse community perched on a hillside overlooking Taal Lake. The development comprises 76 modern vacation villas divided into three villa models: Voss, Geneva and Como, each designed by Visionarch, a World Architecture 100 and BCI Top 10 firm in the Philippines. Units are priced between ₱8.88 million and ₱11 million, with 20 units already sold as of the award ceremony period. The development is scheduled for turnover by 2027.
What sets Aya Hills apart is its dual‑purpose design as both a private retreat and an income‑generating asset. Each villa is engineered for short‑term rental potential, capitalizing on the booming market for “workcation” and leisure stays. All units come with Starlink satellite access, ensuring fast and reliable internet connectivity for remote workers and digital nomads. Based on conservative company projections, assuming a 35‑40 percent weekend occupancy rate and an average daily rate of ₱10,000 to ₱12,000, an owner can expect a net return of 7 to 8 percent after operating expenses, management fees and income tax.
P2.1‑Billion Leisure Pipeline
Beyond Aya Hills, Havitas Properties is preparing to launch a seaside resort village in San Juan, La Union, the surfing capital of the Philippines. Set to be launched in the second half of 2026, the La Union project will be operated as a resort with 75 upscale villas for sale, priced between ₱13 million and ₱20 million per unit. Owners will have the option to use the units privately or have the company include them for lease as part of the resort. Like Aya Hills, each unit will have its own swimming pool.
The developer also plans to enter the affordable housing segment, with a target project in the Calabarzon area priced at ₱2 million to ₱3 million per unit, scheduled for launch in 2026. These projects form part of a broader strategy to capture demand across multiple market segments, from high‑end leisure buyers to first‑time home seekers.
Building a Stronger Luzon Leadership Base
For the unit managers who signed contracts at the Cavite office, the gathering marked the official start or renewal of their leadership roles within the Filipinohomes ecosystem. They will gain access to Havitas’ pipeline of projects, including Aya Hills, the La Union seaside resort, and the upcoming affordable housing development. The Luzon leaders meeting also included strategy discussions on how to best position these projects in their respective markets while ensuring that the network’s standards for ethical practice and client‑centered service are upheld across all Luzon branches.
