Filipinohomes Dumaguete hosted a September 26, 2026 seminar introducing Sta. Lucia Marketing and Almeria Village, equipping agents for Negros Oriental's growing property market.
DUMAGUETE CITY — Filipinohomes deepened its partnership with Sta. Lucia Land Inc. on September 26, 2026, hosting a product knowledge seminar at the developer's Dumaguete office. The session formally introduced Sta. Lucia Marketing to the network's growing roster of agents in Negros Oriental.
A Dedicated Sales Force Meets the Network
Sta. Lucia Marketing serves as the exclusive sales and marketing arm of Sta. Lucia Land Inc., managing the developer's expansive portfolio of residential, commercial, leisure, and retail projects across the Philippines. The marketing arm operates through sales offices nationwide, including branches in Davao City, Digos, Tagum, Panabo, and Dumaguete, plus international offices serving overseas Filipino workers.
The September 26 session allowed Filipinohomes agents to engage directly with Sta. Lucia Marketing representatives, gaining firsthand knowledge of the developer's project pipeline, pricing structures, and financing options. This direct line of communication ensures accurate, up-to-date information for clients and positions Sta. Lucia's offerings competitively in Negros Oriental's expanding property market.
Almeria Village Takes Center Stage
A centerpiece of the seminar was Almeria Village, Sta. Lucia's newest premiere development in Dumaguete City. The community offers a modern escape designed for families seeking a balance of suburban tranquility and urban accessibility. Located just three kilometers from Dumaguete-Sibulan Airport, the development provides convenient access to commercial centers, schools, and hospitals.
Agents reviewed the project's amenities, which include a community clubhouse, a fully landscaped entrance gate with guardhouse, a swimming pool, a basketball court, and a children's playground. The development is designed to foster community interaction and enhance daily living, aligning with Sta. Lucia's philosophy of creating complete, self-sustaining neighborhoods.
An Aggressive Expansion Blueprint
The seminar also provided an overview of Sta. Lucia Land's P5.9-billion capital expenditure program for 2026, comprising P4.82 billion for project development and P1.11 billion for land acquisitions. The developer is preparing to roll out at least 20 residential projects nationwide, alongside a hotel and condotel venture in Baguio City.
Sta. Lucia also plans to unveil sprawling 50-hectare horizontal communities in key growth areas including Silay and Talisay in Negros, Iloilo, Mindanao, Rizal, Pangasinan, and Siargao. This aggressive expansion signals confidence in the Visayas and Mindanao markets, creating abundant opportunities for Filipinohomes agents to offer diverse property options across price segments and locations.
Building on Recent Negros Momentum
The September 26 seminar follows a series of recent Filipinohomes activities in Negros Oriental. On September 19, Team Red Diamond held a Camella product knowledge seminar at the developer's Negros Oriental office, equipping agents with expertise on Camella's multigenerational Prestige Series and flagship projects in Dumaguete.
On September 12, Filipinohomes opened its 146th franchise office in Tanjay City under Broker Boss Jaime Sienes and Sylvia Sienes, further strengthening its footprint in the province. Earlier, on July 10, Dumaguete unit managers met to align second-half sales targets and capitalize on the city's booming infrastructure and real estate market.
Dumaguete's Thriving Market Backdrop
The seminar unfolded against strong momentum in Dumaguete's real estate landscape. The national government has allocated ₱2.5 billion for a new airport in Bacong, a project set to accommodate 2.5 million passengers annually and significantly boost connectivity and property values. A Korean-backed retirement community is adding over 1,000 housing units, drawing retirees and medical tourists.
Tourism arrivals continue to climb, with Negros Oriental targeting one million visitors in 2026. Infrastructure upgrades, including Metro Pacific Water's ₱3.81-billion investment, are enhancing livability and supporting the growing population. These developments create a robust pipeline of buyers and renters, presenting abundant opportunities for trained real estate professionals.
