Filipinohomes founder and CEO Anthony Leuterio visited the LEED Gold‑certified Johndorf Tower in Cebu Business Park on May 15, 2026 for a strategic planning session with JVC President Richard Lim and AVP Abi Lim. The meeting came months after the tower won five trophies, including Best CBD Development and Best Office Development, at the 2025 PropertyGuru Philippines Property Awards.
CEBU CITY – A few months after Johndorf Ventures Corporation (JVC) swept multiple trophies at the 13th PropertyGuru Philippines Property Awards, Cebu‑based developer opened its flagship headquarters to a strategic partner. Filipinohomes founder and CEO Anthony Leuterio visited Johndorf Tower on May 15, 2026 for a high‑level planning session with JVC President and CEO Richard Lim and Assistant Vice President for Business Development Abigail Frances “Abi” Lim. The meeting, held inside the 21‑storey LEED Gold‑certified office tower in the heart of Cebu Business Park, focused on expanding the developer’s affordable housing pipeline and aligning sales strategies across the Visayas.
Five awards in one night
Johndorf Ventures made an emphatic debut at the 13th PropertyGuru Philippines Property Awards in August 2025, bringing home five major trophies and two highly commended citations for its two flagship projects. Johndorf Tower was named Best CBD (Central Business District) Development and Best Office Development, and received additional citations for Best BPO Office Development and Best Green Commercial Development. Plumera Mactan, the developer’s mid‑rise condominium village in Lapu‑Lapu City, won Best Connectivity Condo Development, Best Affordable Condo Architectural Design, and the title of Best Affordable Condo Development in Metro Cebu.
Richard Lim, who led the Johndorf Tower inauguration on February 25, 2025, said the recognitions affirmed the company’s long‑held belief that Cebu deserves developments that combine functionality, sustainability, and accessibility. Abi Lim, who received the awards alongside her father, noted that the honors challenge the team to continue innovating for both the business community and Filipino families.
The May 15 planning session inside the tower’s corporate headquarters allowed the two parties to discuss how Filipinohomes’ nationwide network of more than 35,000 agents could more efficiently market JVC’s growing pipeline. Topics covered included upcoming project launches, financing packages for first‑time buyers, and ways to integrate the developer’s affordable housing inventory into the network’s national multi‑listing platform. Observers noted that the meeting was part of a broader trend: regional developers are increasingly turning to large brokerage networks to scale their sales reach beyond traditional in‑house teams.
Completed in early 2025, Johndorf Tower rises 21 stories along Mindanao Avenue in Cebu Business Park, directly across from Ayala Center Cebu. The building offers over 16,000 square meters of prime office space and was designed specifically for business process management firms and multinational corporations. It holds LEED Gold certification – a globally recognized standard for energy efficiency and sustainability – and features five high‑speed programmable elevators, 100% backup power, podium parking, green decks, and flexible commercial spaces. The tower serves as JVC’s corporate headquarters and already hosts tenants such as AXA Philippines, Booth & Partners, Ascendion, and ASA Professionals Cebu Corp.
On the residential side, Plumera Mactan continues to expand. The 5‑hectare development in Basak, Lapu‑Lapu City now has six occupied buildings, with three more under construction. Building J, the latest addition, offers 24‑sqm studio and 36‑sqm one‑bedroom units designed for OFWs, young professionals, and starting families. With amenities including a clubhouse, fitness gym, swimming pool, and basketball court, the community is positioned as a secure, low‑maintenance option minutes from Mactan‑Cebu International Airport, resorts, schools, and export zones.
Filipinohomes has been actively placing agents inside JVC projects. The May 15 planning session is expected to lead to product knowledge seminars and joint promotional campaigns, ensuring that the network’s sales force is fully equipped to present JVC’s award‑winning developments to a national audience. With Cebu’s economy continuing to expand – the city remains a top destination for BPM firms, offshore investors, and returning OFWs – the Leuterio‑Lim talks positioned both organizations to capture a larger share of the region’s residential and commercial real estate demand, backed by the resources of the country’s largest real estate network.
