BACOLOD CITY – Filipinohomes marked another milestone on May 6, 2026, with the opening of its 142nd franchise office at the corner of Burgos and Lacson Streets in Barangay 18. Founder and CEO Anthony Gerard O. Leuterio attended the blessing and inaugural ceremonies, underscoring the network’s aggressive expansion across Western Visayas following a full day of strategic meetings and leadership events in the city.
The new branch adds to the network’s growing footprint in Negros Occidental, where Filipinohomes has been actively recruiting agents, conducting training sessions, and deepening ties with major developers. The office is situated in Bacolod’s commercial core, providing convenient access for agents and clients alike.
Why Bacolod City is a 2026 real estate engine
The 142nd office opening comes as Bacolod’s real estate market posts sustained momentum across residential, commercial, and hospitality segments. The city’s economy grew by 4.9 percent in 2025, with a GDP of ₱146.09 billion. Business permit renewal revenues reached ₱376 million in early 2026, a significant increase from the previous year, reflecting robust local economic activity.
Residential deliveries are accelerating. SM Development Corp. (SMDC) is in the process of turning over approximately 1,100 units at Smile Residences within SM City Bacolod, with deliveries scheduled mid‑2026. The company is also developing Parkville, a residential community in Barangay Granada that will feature 2,394 lots, supported by a four‑lane elevated bridge providing direct access to Burgos Avenue.
PHINMA Properties continues progress on Saludad, its 21‑hectare master‑planned community in Bacolod’s North District. The township includes residential neighborhoods, commercial areas, and the TRYP by Wyndham Bacolod hotel. Affordable housing is also expanding: the National Housing Authority turned over the first 104 units of MassKara Village in Barangay Sum‑ag on March 24, 2026. The 7.3‑hectare socialized housing project will have 500 two‑storey duplex units, each with an 80‑square‑meter lot and 60‑square‑meter floor area, available through Pag‑IBIG financing with monthly amortizations as low as ₱15,000 over a 30‑year term.
Infrastructure and tourism catalysts
The Bacolod‑Silay Airport is among the gateways being considered for public‑private partnership development, and the national government has allocated ₱7.8 billion to modernize 21 airports under the 2026 budget. Better airport connectivity would further boost property values around the airport corridor and improve access for tourists and investors.
Tourism remains a strong driver. The 30th Panaad sa Negros Festival (April 13‑19, 2026) generated ₱29.42 million in sales – a 47 percent increase from 2025 – and drew a record 45,000 visitors on its final day.
