Dozens of aspiring real estate professionals packed the Grand Xing Imperial Hotel on May 5, 2026, for a free “Build Wealth in Real Estate” seminar led by Filipinohomes founder and CEO Anthony Leuterio. The orientation came as Iloilo’s economy leads Western Visayas with steady residential appreciation, M.I.C.E. expansion, and a soon‑to‑open airport flyover.
ILOILO CITY – The Grand Xing Imperial Hotel’s function room was filled to capacity on May 5, 2026, as Filipinohomes founder and CEO Anthony Gerard O. Leuterio conducted a “Build Wealth in Real Estate: Essential Strategies for Beginners” seminar. The free event, which ran from 12:00 PM to mid‑afternoon, attracted dozens of career‑shifters, fresh graduates, and overseas Filipino workers looking to enter the real estate industry.
Leuterio, a 2024 International Realtor of the Year awardee, delivered a practical, no‑fluff curriculum that covered prospecting, client handling, and the step‑by‑step process to earn a first six‑figure commission. Participants also learned how to access Filipinohomes’ national multi‑listing platform, complete DHSUD accreditation, and tap into mentorship from experienced unit managers.
A surge of interest amid strong market fundamentals
The full seat turnout reflects growing interest in real estate careers as Iloilo’s economic indicators point upward. Condominium prices in the city have appreciated approximately 5.4 percent annually from 2016 to mid‑2024, while property values inside the Iloilo Business Park have tripled over the past decade. Average monthly rental rates for a one‑bedroom unit range from ₱10,000 to ₱20,000, attracting young professionals and BPO employees.
The city’s M.I.C.E. (Meetings, Incentives, Conventions, Exhibitions) sector is also expanding, with a ₱17.6‑million five‑year allocation for venue upgrades and marketing. Existing facilities can accommodate up to 25,000 delegates, driving demand for short‑term rental properties and hotels. Megaworld’s 405‑room Belmont Hotel Iloilo, set to open soon, will raise the Iloilo Business Park’s total hotel inventory to 880 keys.
Leuterio reminded attendees that major infrastructure projects are expected to further lift property values. The Aganan Flyover, a P802‑million project, is scheduled to open its northbound lane (toward Iloilo International Airport) by December 2026, with full completion by February 2027. The flyover will decongest traffic and reduce fuel costs for commuters, making outlying residential areas more accessible.
Fresh from a cross‑team planning session with Bacolod unit managers and an evening leadership meeting, Leuterio also announced new agent support systems, including weekly online coaching and access to developer partners such as Cebu Landmasters Inc. (CLI) and WeeComm. The seminar followed a weekend CLI Train the Trainers session in Tagbilaran and a joint WeeComm roadshow at SouthPrime Flats in Mandurriao – all part of Filipinohomes’ aggressive build‑up of its Iloilo sales force.
Attendees left with a clear action plan: complete online accreditation, set up a personal agent website, and begin prospecting using Filipinohomes’ lead‑generation tools. Leuterio emphasized that real estate rewards those who take consistent action, not those who wait for perfect conditions.
“The best time to start was yesterday. The second best time is now,” he told the room, drawing nods and applause.
Graduates of the orientation will be paired with unit managers for hands‑on field training. They will also receive access to the network’s national property database and a calendar of upcoming product knowledge sessions. With Iloilo’s economy humming and infrastructure advancing, the new batch of agents is poised to help meet rising demand for both primary residences and investment properties, backed by the full resources of the country’s largest real estate network.
