DUMAGUETE CITY – Team StarShooters held its contract signing on April 23, 2026, at 10:30 AM at the Filipinohomes Dumaguete Main Office, formalizing the affiliation of its agents and brokers under the network. The signing marks the latest addition to Filipinohomes' growing roster in Negros Oriental, following a series of contract events across the country.
The event granted Team StarShooters' newly affiliated agents and brokers access to Filipinohomes' national property database, developer partnerships, training resources, and administrative support systems. The signing reinforces the network's commitment to building a strong, well‑supported sales force in Dumaguete City and surrounding areas.
Why Dumaguete is a 2026 real estate hub
Dumaguete's property market is gaining momentum, driven by a combination of strong expat demand, limited urban land, and major infrastructure catalysts. Housing prices in the city center now rival Bacolod's most expensive neighborhoods, a striking development given Dumaguete's smaller population. Condominiums in Dumaguete command roughly 45 percent higher price per square meter than Bacolod house‑and‑lot properties, fueled by expat demand and scarcity of walkable urban land on Negros Island.
Across Negros Island, property values are expected to climb 4 to 7 percent in 2026, with condominiums leading at 6 to 9 percent appreciation. Over five years, Negros Island property prices are projected to grow 28 to 38 percent, translating to a steady 5 to 7 percent compound annual growth rate. Dumaguete houses now average roughly ₱71,500 per square meter, reflecting sustained demand from both local buyers and expatriates.
Tourism continues to bolster the city's appeal. Negros Oriental logged 828,429 tourist arrivals in 2024, with tourism receipts totaling PHP11.1 billion – higher than Negros Occidental despite the latter having more visitors. The Department of Tourism is actively promoting cruise tourism, with a French cruise company set to inspect the Port of Dumaguete soon to assess its feasibility for cruise stops by 2027.
Infrastructure is also catching up. The ₱1.9‑billion Amlan-Dumaguete 138‑kV transmission line is scheduled for completion in 2026, strengthening the region's power grid. The city has allocated ₱60 million for wastewater treatment facilities along Rizal Boulevard and other waterways, while shoreline protection projects are underway to safeguard coastal properties from storm surges.
A tripartite partnership involving a Korean firm and two Filipino companies plans to bring in over 1,000 retirees, with housing units to be developed in Dumaguete City and nearby towns of Valencia, Dauin, and San Jose. The long‑term plan includes the construction of a nursing home and hospital to provide comprehensive care for residents. Meanwhile, a controversial 174‑hectare “Smart City” reclamation project, a public‑private partnership between the Dumaguete LGU and E.M. Cuerpo Inc., is under consideration, which would add shopping malls, residential condominiums, parks, and other infrastructure along the city's shoreline.
For Team StarShooters, the contract signing grants its members access to Filipinohomes' national property database and developer partnerships. The team will undergo onboarding, including training on the network's multi‑listing platform and integration with developer partners.
With the province's real estate market gaining traction and major infrastructure projects moving forward, the demand for qualified real estate professionals in Dumaguete has never been higher. The April 23 contract signing positions Team StarShooters to capture a share of this growing market, backed by the resources of the country's largest real estate network.
