DUMAGUETE CITY – Team X-Factor held its contract signing on April 24, 2026, at the Filipinohomes Dumaguete office, formalizing the affiliation of its unit managers and salespersons. The signing grants the newly signed leaders and agents access to Filipinohomes’ national property database, developer partnerships, training resources, and administrative support systems.
The event adds another active team to the network’s growing roster in Negros Oriental, where Filipinohomes continues to build a strong agent base through contract signings, new agents orientations, and brokerage training sessions.
Recent Filipinohomes Activities in Dumaguete
The Team X-Factor contract signing follows a series of Filipinohomes events in Dumaguete over the past two weeks. On April 18, founder and CEO Anthony Leuterio led a Starlight Galaxy brokerage training at CFFC Building 2, where agents reviewed core policies and practiced articulating the network’s value proposition. That same day, Filipinohomes held a BE Residences product knowledge seminar, equipping agents with expertise on a developer known for its resort‑inspired communities.
On April 21, Team A signed its contract at the Dumaguete office, followed by Team StarShooters’ contract signing on April 23. These back‑to‑back events underscore Filipinohomes’ aggressive push to build a strong sales force in Negros Oriental.
Why Dumaguete Remains a 2026 Real Estate Hub
Dumaguete’s property market continues to gain momentum, supported by a combination of infrastructure development, tourism growth, and sustained investor interest.
On the infrastructure front, the national government has allocated ₱2.5 billion under the 2026 General Appropriations Act for the new Dumaguete airport in neighboring Bacong town. The ongoing construction of the P17‑billion airport, funded primarily through South Korea’s official development assistance, will replace the existing Dumaguete‑Sibulan Airport, which currently handles around 800,000 passengers annually. The project is expected to significantly boost connectivity and attract more visitors and investors to the province.
Tourism figures are trending upward. Negros Oriental logged 954,344 tourists in 2025, up by 15.22 percent from 2024, with the Provincial Tourism Office targeting 1 million arrivals for the entire year 2026. The Coast Guard has also anticipated an influx of tourists via the Dumaguete port.
Property values reflect Dumaguete’s growing appeal. City Center land prices in 2026 now rival Bacolod’s prime zones, a striking development given Dumaguete’s smaller city size. House prices per square meter in Dumaguete’s urban core are similarly competitive with Bacolod’s most expensive neighborhoods. Across Negros Island, property values are expected to climb 4 to 7 percent in 2026, with condominiums leading at 6 to 9 percent appreciation.
Local infrastructure projects are also advancing. Mayor Felipe Antonio Remollo has allocated P60 million for wastewater treatment facilities along Rizal Boulevard and other waterways, and P31.5 million for the purchase of additional septage hauling trucks. The ongoing shoreline protection project on the south end of Rizal Boulevard is on track to protect homes and establishments from big waves and storm surges, while also providing additional spaces for sports and recreation. A long‑delayed 174‑hectare “Smart City” reclamation project is also under consideration.
Strengthening the Local Sales Force
For Team X-Factor, the contract signing grants its newly affiliated unit managers and salespersons full access to Filipinohomes’ national property database and developer partnerships. The team will undergo onboarding, including training on the network’s multi‑listing platform and integration with developer partners such as BE Residences and other major developers operating in the province.
With Dumaguete’s real estate market gaining traction, infrastructure advancing, and the demand for professional real estate services rising, the April 24 contract signing positions Team X-Factor to capture a share of this growing market, backed by the resources of the country’s largest real estate network.
