Building For Sale in Davao City Davao Del Sur

Commercial property prices in Davao City Davao Del Sur factor in lot/floor area, frontage and visibility, foot-traffic density, parking capacity, existing tenant mix, and zoning class (commercial-1, commercial-2, mixed-use). Income-generating properties may be priced on a cap-rate basis (annual NOI ÷ asking price).

Retail and office use requires a commercial or mixed-use zoning classification per the LGU comprehensive land-use plan. Some uses (food service, hospitals, schools, gas stations) need additional locational clearances. Always verify with the local Zoning Office before purchase.

Conversion requires LGU reclassification and a building permit reflecting the new use. Some structures (e.g. ground-floor retail with upper-floor housing) are mixed-use compatible without conversion. A licensed architect should review feasibility before purchase.
