CAGAYAN DE ORO CITY — Filipinohomes conducted an SMDC Product Knowledge Seminar at its CDO office on September 16, 2026, equipping agents with updated expertise on Vail Residences and the developer's affordable housing initiatives. The session reinforced the network's partnership with SMDC as Pag-IBIG expands homeownership financing.
Vail Residences
Vail Residences, SMDC's first residential project in Cagayan de Oro. The 5-hectare development along PN Roa Sr. Avenue in Barangay Carmen features 14 mid-rise buildings offering 2,610 units across multiple phases. Phase 1 buildings have topped off, with completion targeted for December 2027.
Agents reviewed sample amortization schedules and financing details under Pag-IBIG's subsidized 3-percent interest rate through the Expanded 4PH Program. Unit prices range from approximately ₱3.5 million to ₱4 million, making the project accessible to first-time homebuyers, young professionals, and overseas Filipino workers.
The development sits just 500 meters from SM City CDO Uptown, placing residents near retail, dining, and entertainment. Amenities include a clubhouse, swimming pools, a basketball court, a children's playground, and a fitness gym. Vail Residences was previously recognized as Best Affordable Condominium at the Carousell Property Awards.
Pag-IBIG Partnership Expands Homeownership
A key highlight was SMDC's recent partnership with the Pag-IBIG Fund, formalized through a Memorandum of Understanding in September 2026. The agreement connects qualified buyers with accredited SMDC projects and housing financing of up to ₱10 million.
SMDC will also extend preferential pricing to eligible Pag-IBIG borrowers for selected units. This aligns with the national government's Expanded 4PH Program, which aims to make homeownership more accessible to low- and middle-income families. Agents learned how to guide clients from buyer qualification to loan approval.
CDO's Economic Strength Fuels Demand
The seminar came as Cagayan de Oro posts strong economic fundamentals. The city recorded 6.8-percent GDP growth in 2024, accounting for over a quarter of Northern Mindanao's output and ranking as the sixth-largest urban economy in the Philippines.
Major developers are scaling their presence. Megaworld is advancing its 117-hectare Upper Central township, while Pueblo de Oro builds the ₱13.5-billion Masterson Mile North. A hotel boom is also reshaping the landscape, with several international brands under construction. These developments create sustained demand for residential properties.
